Air Conditioning System for Luxury Homes in South Florida

Properly designed air conditioning systems are extremely important, especially in the south where we are dealing with constant high temperatures and high humidity. The sizing (tonnage) of the a/c units is critical. If there is too much tonnage, the space gets cooled down too quickly and does not allow the humidity to be drawn from the air. Likewise, if the units are undersized, the units will constantly be running (not being energy efficient) in an attempt to cool the space. The old rule of thumb for estimating the size of the air conditioning systems for a home was one ton for every 500 square feet. This rule should not be used as it does not take into account many factors. There is specific information that should be gathered in order to determine the correct sizing for a particular space. Several of the factors are: room orientation to the sun, the type of insulation in the home, the volume of space in the room, size of the ducts and how the air is returning to the air conditioning units. The size of the unit always should be determined by a qualified a/c contractor or a mechanical engineer.

The efficiency rating (SEER) of the a/c units determines how well the units perform in regards to energy use. The higher the SEER, the more efficient the unit and thus, the less expensive the units are to operate on a monthly basis. As a rule, the higher efficiency a/c units also offer more features, better warranties, quieter operations and different designs. We have found that it is difficult to justify the increase in price for units having an SEER higher than 16.0. As electric pricing continues to escalate and the demand for higher efficiency unit increases, this will change.

For us, the short answer is that all our clients really want to know is that the a/c units will cool the space properly. We use Carrier, Rheem and Lennox products in all our homes. The a/c units that we choose are a function of the air conditioning sub contractor and their buying relationship with their preferred manufacturer. In saying this, we are generally very satisfied with all the equipment we purchase. Beware of “builder models,” as these generally are of lesser quality with less comprehensive and shorter warranty packages.

All manufactures of a/c equipment have different models within a particular line that may have similar sizing (tonnage) but have significant other benefits. A builder can achieve a desired efficiency rating (SEER) on an a/c system by using different combinations of units within a manufactures line. However, the efficiency should not be the only criteria.

Originally, DVD stood for Digital Video Disc. Then, in recognition of that fact that the silver platters could also be used to store audio and computer data, it became Digital Versatile Disc. As that’s pretty clumsy, it’s now evolved to the stage where DVD doesn’t really stand for anything.The technology was formally launched a few years ago, but expensive hardware, a software dearth, and a paucity of local suppliers have prevented the local DVD industry from developing mainstream support. However, that’s all set to change. The claims that DVD will replace your VHS machine, CD player, and your computer’s CD-ROM drive no longer seem far-fetched.

DVD discs look much like CDs, but they can hold a lot more data, up to 17 GB, in fact, which represents some 13 times the capacity of a CD. So an audio DVD can have 13 entire albums on it and a single data DVD can hold a whole game which would otherwise span multiple CD-ROMs. The initial benefits of the medium, however, will be seen in the video market.

Video CDs have been around for a while, but the quality they delivered was poor. The high capacity of DVD, on the other hand, allows for really great image quality — much better than VHS — along with cinema quality sound.

DVD provides the sharpest possible picture on any TV. Compared to the fuzziness of videotape, DVD discs are as crystal clear as satellite transmissions or the studio source from which they are made. With more than double the resolution offered by VHS, DVD offers greater detail and a much sharper picture. And because DVD discs can contain both regular and widescreen versions of the same movie, you even get to choose your own preferred viewing medium.

DVD can also offer digital sound. And unlike a traditional CD (which can be played in a DVD drive incidentally) you aren’t restricted to stereo. Dolby Digital surround sound soundtracks enliven the majority of DVD movies. With a digital receiver / amplifier that conforms to Dolby’s AC-3 standard and an investment on good speakers, you can get as good (if not better) sound quality in your home as you do in most movie theatres.

Another feature that sets DVD apart from other audio and visual technologies is its durability. Unlike videotape, which wears out pretty quickly, the quality of a DVD does not degrade with use. Being the same size as a CD, DVDs are also much easier to store and carry than VHS tapes.

DVD technology offers a number of extras designed to facilitate truly interactive viewing. Depending on the movie title, you may be able to view theatrical trailers, cut scenes, alternative endings, behind the scenes information, interviews with cast and crew, and directors’ commentaries. DVD supports up to 32 different language subtitle options and eight audio tracks, which means that, theoretically, you can watch your favorite movie in French with Japanese titles.

As with a CD player, you can skip straight to your favorite scene. And you can view various versions (contained on different tracks that are seamlessly integrated into the full movie) of the movie on the same disc.

DVD players actually include programmable MPAA (Motion Picture Association of America) limits to prevent your kids from viewing inappropriate material. So you can watch the adult version of a movie and let your kids watch the same movie with the gore and nudity removed — all from one disc.

For an entirely different viewing perspective, DVD technology allows you to switch between nine discrete camera angles in a single scene. Obviously of benefit to the multi-billion dollar pornographic industry. You can expect to see recorded sports events and concerts using this feature in the future.

And thinking about breaking up is pretty serious for us: what jobs would we get then? We’re relationship coaches, for Christ’s sake! We were supposed to have the answers to everybody else’s relationship pain and here we were acting like five year olds around this argument about whether we have frequent enough sex. Then, after 10 days of agony, we finally called our coach, the coach of coaches, Linda Hampton. She saved us! She made the invisible visible around some of the myths that have been running both Paul and I. After that we felt like we could grapple with the problems. Once we knew what beliefs our pain was attached to, we could look at them intelligently (or at least more intelligently) and decide what we wanted to do about them. Linda turned our BREAKDOWN into a BREAKTHROUGH in our relationship. Everybody needs some outside perspective from time to time to help them see what they can’t see. Even Tiger Woods has a coach. So why are we telling you this story? What can you learn from our upset? The first thing is that every relationship will run into a wall. eventually. A wall is when your problem is bigger then your skill set. If you don’t know how to change a tire and get a flat on the highway — you just hit a wall. Lessons from a Relationship Coach: Recovering From Conflict

Arguing, fighting, and withdrawing all have the effect of creating emotional distance. Sadness and anger maintain the distance. If more conflict occurs before these feelings can be resolved, the relationship progressively gets worse and may end.

The following relationship advice can help you to minimize the damage of conflict and get back on a positive track .

REDUCING ANGER AND SADNESS. Anger and sadness do not have to be completely gone before a couple can work on rebuilding. These feelings help couples to work on their relationship. When the anger or sadness is very intense, however, it must be reduced before progress can be made. With extreme sadness or anger it is better to seek professional counseling. Not to seek counseling jeopardizes the individuals as well as the relationship.

REBUILDING TRUST. No matter how much we want someone to trust us (or they want us to trust them), trust must be earned. Anything which results in physical or emotional injury to another results in a loss of trust to a greater or lesser extent. The longer and more severe the action, the greater damage to trust. The following three actions, done consistently over time, will rebuild trust:

1. Listening. Listening affirms that the other person’s thoughts and feelings are important. Because relationships are supposed to make us feel important and special, a lack of listening will ultimately destroy a relationship. Talking about problems is not helpful if neither person is listening. To listen well:

*do not say whether you agree or not

* do not say how it makes you feel

* do not try to correct the other person

* do not try to give any kind of evidence that what the person is saying is wrong

Make the goal of your listening to understand what the other person is saying and why they are saying it– without trying to influence them in any way. A useful structure is for the person speaking to hold an object (such as a pillow). Only the person holding the object is allowed to speak. The object can be passed by the speaker to the other person.

2. Being positive. Whenever you talk to your partner focus on what you want rather than what you don’t want. Do not criticize or complain. Do not say, “I want you to not…”. That is still saying what you don’t want. Say the reverse of that, what you do want–”I want you to…”. Telling someone what you don’t want will make them defensive and make it less likely you will get what you want.

3. Honoring your commitments. If you say you will do something, then do it. Every time. Although you may have a reason to break your commitment, it will still break trust. If you cannot keep your commitments, then don’t make them in the first place. If you have a tendency to forget your commitments, then write them down, schedule them, tie a string on your finger, or whatever you need to do to keep your commitments.

FIND COMMON GROUND When each person is motivated by the same goal, you will have a combined energy for working on it. Achieving even a small goal brings increased hope and positive energy. Many small goals are better than a few big goals. If you have a lot of conflict in your relationship, make your goals one day at a time. You may consider having a relationship coach who will help you to make goals and to achieve them–building greater success in a shorter period of time.

Reducing intense anger and sadness, listening, being positive, keeping your word, and working on common goals are the necessary follow up to conflict. They change a cycle of conflict to a cycle of increasing growth and intimacy. While ideally done by both partners, even one person doing these things can change a destructive relational pattern.

Ultimately, improving your relationships and your life are both up to you–the choices you make and the actions you take. Your life can be wonderful when you take charge and make it that way.
